The Freeze Just Thawed - And the Smart Money Is Already Moving

Two years of "wait and see" just ended.

October wasn't a good month for CRE. It was a turning point.

Transaction volume: $34.6 billion. That's up 28% from September. Not a blip. A surge.

Banks competing like it's 2019. Institutional buyers writing 9-figure checks. Land deals jumping from 8% to 11% of total volume in 30 days.

If you've been waiting for a signal that capital is back, you just got it.

The Money Spigot Is Open Again

CRE loan issuance by banks exploded 85% year-over-year through Q3. After spending 2023 and 2024 cleaning up balance sheets and sweating over office exposure, lenders are hungry again.

Banks now control 38% of all CRE financing. Private debt funds and securitized lenders are fighting for the rest.

Anna Pawlik at Frost Bank called it straight: "This is one of the most competitive lending environments in recent memory."

But here's the kicker, they're competing on price, not on standards. Rates? Negotiable. Fees? Flexible. Equity requirements and guarantees? Non-negotiable.

Smart lenders learned their lesson. They'll fight for your deal, but they won't fight for your bad deal.

$2 Trillion in Debt Comes Due - Ready or Not

Here's the number keeping every CRE owner awake: $2 trillion in debt matures between now and 2027.

Not "might mature." Will mature.

About $573 billion of that is already flagged as distressed. Which means owners have three options: refinance, sell, or hand back the keys.

Some lenders are extending loans to kick the can down the road. But that only delays the reckoning. The wave is coming whether you're ready or not.

Early movers get terms. Late movers get stress.

Land Is Where the Action Is

Land deals jumped to 11% of October's volume. Buyers are laser-focused on two things: housing and data centers.

Why? Because those are the only two sectors where demand is screaming and supply can't keep up.

Want proof? Stanley Homes just flipped 270 acres they assembled for $51 million to Amazon for $700 million.

Not over 20 years. Not over a decade. Fast.

That's what happens when you own dirt in the path of infrastructure demand and you're positioned to move when capital shows up.

Office Is Showing a Pulse

Yeah, you read that right.

Office posted its first annual vacancy decline in five years. Down 20 basis points to 18.8%. Investors are circling well-located, next-gen buildings and suburban assets.

Central business districts? Still bleeding. But the worst might be behind us.

The Dirt Dawg Take:

This isn't a recovery. It's a reset.

The pros spent two years stress-testing portfolios, fixing capital stacks, and getting their dirt clean. Now they're deploying — strategically, not desperately.

The LightBox CRE Activity Index has been above 100 for nine straight months. October hit 106.2. That's not noise. That's momentum.

But here's what separates winners from the pack:

The best operators aren't chasing deals. They positioned their land before the capital wave hit.

Because when banks are competing and $2 trillion needs refinancing, clean dirt with clear entitlements gets premium pricing. Land that "just needs a little work" sits on the sidelines watching deals close around it.

✨ The Alpha Effect

Preparation Beats Prediction Every Single Time

October told us everything we need to know about this market.

68% of deals sold for more than the previous owner paid.

32% sold at a loss.

What's the difference?

Position.

The biggest loser? Irvine Company dumped One America Plaza in San Diego for $120 million. They paid $300 million in 2005. That's a 60% haircut.

Wrong asset. Wrong market. Wrong capital structure.

The biggest winner? Stanley Homes selling to Amazon for $700 million.

Right dirt. Right infrastructure story. Right timing.

You don't need to predict the next mega-trend. You need land that works when capital is moving.

Clear title. Realistic entitlements. Proximity to what buyers actually want. A story that makes sense to a lender writing an 8-figure check.

Because here's what October proved:

When lending surges and transaction volume spikes, the market doesn't reward complexity.

It rewards clarity.

The operator who spent 18 months cleaning up zoning? Getting multiple offers over ask.

The owner still "waiting for one more rate cut" to fix title issues? Watching from the sidelines.

The Shift You Need to Make:

Stop trying to time the market.

Start asking if your dirt is deal-ready when capital shows up.

After two years of recalibration, investors are positioning for 2026. The question isn't whether momentum continues.

It's whether you're ready to ride it.

🚀 One Step at a Time

Action Steps This Week

  1. Run a Deal-Ready Audit Right Now

Pick your three best parcels. Ask these questions:

  • Title clean or messy?

  • Entitlements current or expired?

  • Could a lender underwrite this tomorrow without squinting?

If the answer is "maybe" or "we'd need to..." fix it while capital is still patient. The window won't stay open forever.

  1. Know Your Refinancing Timeline (Don't Wait)

Got debt maturing in the next 24 months? Start lender conversations today. Not next quarter. Today.

Banks are competing now. When $2 trillion starts refinancing at once, that competition evaporates. Early movers get terms. Late movers get whatever's left.

  1. Watch Land Comps in Your Market

Pull recent land sales. Are prices moving? Is volume up? If land deals are accelerating, buyers see opportunity before the crowd does.

Position accordingly. Or watch it pass you by.

Small steps compound. Markets don't announce when they turn — they just move. The operators who are ready capture value while everyone else is still reading headlines.

Here's to building your success, one step at a time - from the dirt up.
