🧠 Market Insights

Big Tech Just Pledged to Pay Its Own Power Bill. That Changes Everything.

Last week, the biggest names in tech walked into the White House and signed a piece of paper that quietly reshuffled the land market.

Amazon, Google, Meta, Microsoft, OpenAI, Oracle, and Elon Musk's xAI signed the Ratepayer Protection Pledge. The commitment: tech companies will fund the construction of any new energy infrastructure or grid upgrades needed for their data centers. Full stop. No passing the bill to local ratepayers.

President Trump framed it simply. People think data centers drive up their electricity rates. He said that stops now.

Here is what this means in plain numbers: McKinsey estimates $7 trillion will need to be spent globally to build and power data centers by 2030. That spending just got confirmed as the private sector's responsibility, not the grid's.

The Catch Nobody Is Talking About

Dan Ives at Wedbush called it immediately. Signing that pledge creates a significant bottleneck for data center buildouts. Why? Because when you have to fund your own power delivery from scratch, you become intensely selective about where you build.

Sites with power already in place just became dramatically more valuable. Sites banking on future grid hookups just got riskier.

Dirt Dawg Take: The pledge is a signal, not a solution. What it tells us is that power is the new location. Entitled land with confirmed grid access is the finite resource every hyperscaler is hunting. Raw acreage hoping for future connectivity just got a harder road. Know which bucket your dirt sits in.

✨ The Alpha Effect

When the Rules Change, Constraints Become Your Map

Here is a counterintuitive truth about constraints: they do not just limit options. They reveal value.

When tech giants have to pay full freight for power infrastructure, they stop shopping by zip code and start shopping by megawatt. The filtering criteria just got more specific. And when buyers get more specific, the assets that check every box command premiums that make the rest of the market irrelevant.

Constraints are not obstacles. They are filters. And filters make what passes through them more valuable.

🚀 One Step at a Time

1. Run a Power Audit on Every Site You Control. Call your utility provider and ask three questions: What is the available capacity at the nearest substation? What is the current interconnection timeline? Are there any planned upgrades or capacity expansions in the next 24 months?

2. Identify Your Secondary Market Opportunities. CBRE is pointing to the I-20 Sun Belt corridor and secondary markets with lower electricity regulation as the next greenfield data center targets.

3. Ask the Honest Question About Your Land. Does your site have confirmed power access, or is it banking on future capacity?

Here's to building your success, one step at a time... from the dirt up.
