Google Just Told You the Truth About What Power Really Costs

Google Just Told You the Truth About What Power Really Costs

🧠 Market Insights

Let's start with the headline that got buried in the environmental debate.

Google, a company that once pledged carbon neutrality by 2030, just confirmed plans to power its new Goodnight data center campus in Armstrong County, Texas, using a 933-megawatt on-site natural gas plant. A plant that would emit up to 4.5 million tons of CO2 per year. More than the city of San Francisco.

That's not a small footnote. That's a company telling the world that the AI race now outranks its own climate commitments.

BTM Isn't New. It's Just Becoming the Norm.

Behind-the-meter power solutions have been in the playbook for years. What's new is the scale and the urgency. Microsoft didn't just buy grid power for its AI buildout. It restarted Three Mile Island. Elon Musk bought a power plant overseas and shipped the whole thing to Memphis for xAI's Colossus campus. Now Google is building its own gas generation in the Texas panhandle. Meta is doing the same in Louisiana. Microsoft signed with Chevron for a 2.5-gigawatt gas plant in west Texas.

The grid queue in ERCOT jumped from 56 gigawatts to 205 gigawatts of interconnection requests in a single year. The line is years long. So the hyperscalers stopped waiting in it.

Dirt Dawg Take: Google's carbon neutral pledge taking a backseat isn't the story. The story is that every major AI player is now building their own power because the grid can't keep up. The land that makes that possible is in a different category than everything else on the market.

✨ The Alpha Effect

When Everyone Else Is Reading the Headline, Read the Infrastructure.

The news cycle this week is focused on Google walking back its green energy promises. That's a real story. But the investors who win aren't reading the same story everyone else is reading. They're asking: what does this mean for which sites matter next?

The constraint is always the same. The grid can't keep up. And every constraint in real estate redirects value somewhere. It doesn't disappear. It concentrates.

The first-order thinker reads the carbon story. The second-order thinker maps the infrastructure.

🚀 One Step at a Time

1. Map Your Infrastructure Profile. For each parcel, answer three questions: Is there a natural gas pipeline within reach? What is the nearest substation and does it have available capacity? Is there water infrastructure on-site or adjacent?

2. Research BTM Viability in Your State. Behind-the-meter generation rules vary by state. In deregulated markets like Texas, it's far easier to co-locate your own generation.

3. Find Out Who Bought Land Near You in the Last 18 Months. Pull deed transfers on parcels near substations, transmission corridors, pipelines, and data center hubs.

Here's to building your success, one step at a time... from the dirt up.
