When Office Becomes Housing (And Why It's Not That Simple)

This week brought two stories that tell us everything about where commercial real estate is headed, and why the obvious move isn't always the smart move.

Story One: The GoPro Campus Conversion: New owners just bought GoPro's 285,000-square-foot Silicon Valley office campus with plans to convert it to residential. Sounds like a no-brainer, right? Office-to-housing is the hottest play in the book.

But here's the catch: Converting office to residential isn't just about vision, it's about math. Floor plates, ceiling heights, plumbing, parking ratios, and local approval processes can make or break the economics. The winners aren't just the ones with capital; they're the ones who can navigate the complexity while others get stuck in the permitting weeds. In this case, the whole campus is leveled to make way for housing. Getting that to pencil is an art in and of itself.

Story Two: Red Bull's $1.5B Manufacturing Bet. Meanwhile, Red Bull just broke ground on a massive $1.5 billion bottling facility in Concord, NC. This isn't adaptive reuse, this is ground-up industrial investment at scale.

Why does this matter? Because while everyone's focused on converting what exists, some of the biggest opportunities are still in building what's needed. Manufacturing is coming back to America, and that means land demand for logistics, production, and supporting infrastructure.

The Dirt Dawg Take: Conversion stories get the headlines, but the real money is made by those who understand both the regulatory hurdles and the infrastructure plays. Whether you're repositioning existing assets or developing new ones, execution beats excitement every time.

✨ The Alpha Effect

"Complexity Is Your Competitive Advantage"

Here's what separates the pros from the dreamers:

Everyone sees the same opportunities. The office building that could become condos. The industrial site that could house the next manufacturing facility.

But not everyone can execute.

The difference isn't access to capital, it's comfort with complexity. While others get overwhelmed by zoning variances, environmental reviews, and construction logistics, you get energized.

Because complexity is your filter. It keeps the tourists out and lets the professionals play.

The GoPro conversion will take years, millions in additional capital, and dozens of approvals. Red Bull's facility requires coordinating utilities, transportation, and workforce development across multiple jurisdictions.

Most people see hassle. You see opportunity.

That's not a bug…it's a feature.

πŸš€ One Step at a Time

This Week's Action Steps:

  1. Map Your Conversion Potential: Look at any office or retail assets in your pipeline. What would it actually take to convert them? Get specific: parking ratios, unit counts, approval timeline. Most people stop at the dream; you'll know the reality.

  2. Scout the Manufacturing Renaissance: Identify three industrial sites within 50 miles of your market that could support large-scale production. Manufacturing is coming back to America, and someone needs to house it.

  3. Build Your Complexity Toolkit: Choose one regulatory process you've been avoiding (zoning variance, environmental review, historic preservation) and schedule a conversation with someone who's navigated it successfully. Knowledge turns obstacles into advantages.

Small steps compound. Success doesn't happen overnight, but clarity builds, one strategic conversation, one calculated risk, one executed plan at a time.

Here's to building your success, one step at a time...from the ground up.
