Building Data Centers in Tents. That Tells You A Lot.
Google is paying SpaceX $920 million per month to rent AI compute capacity. That deal runs from October 2026 through June 2029. Nearly $11 billion a year. To a rocket company. For data center space.
Read that again.
Google is one of the largest cloud infrastructure operators on the planet. They have spent tens of billions building their own data centers. And they still cannot keep up with their own AI demand.
Meanwhile, Meta is literally building data centers in tents.
Six weatherproof canvas structures, each roughly 125,000 square feet, went up at Meta’s Prometheus campus outside Columbus, Ohio, between April and June of 2026. Three months, start to finish. Satellite images and city permits confirmed it. They run on off-grid gas turbines. They are already expanding to two more sites.
A traditional data center takes two to three years to build. The tents took three months. That is not a construction story. It is an entitlement and land story. Meta has the land. They have the entitlements. What they could not wait for was the years it takes to get a real building up and chips plugged in. Canvas and turbines cut that timeline to months. Google is doing the same thing from a different angle: renting someone else’s finished infrastructure as a bridge while their own campuses catch up. The bottleneck is not just finding powered dirt. It is the gap between breaking ground and being operational.
🐾 Dirt Dawg Take: When Google rents compute from a rocket company, and Meta builds data centers under canvas with off-grid turbines, the message is not complicated. They cannot get entitled, shovel-ready dirt fast enough to meet demand. That land is the scarcest asset in commercial real estate right now. Not chips. Not capital. Ready dirt.
✨ The Alpha Effect
Where’s the Bubble?
Everyone is calling a bubble. I get it. The numbers are enormous, and the hype is loud. I get it.
But here is the thing about bubbles: they form when supply outpaces demand. Speculation gets built on top of speculation until nobody needs what was built.
Look at what is actually happening. Google cannot build fast enough to meet their own AI demand, so they are paying SpaceX nearly a billion dollars a month to bridge the gap. Meta cannot wait for permitted ground, so they are putting chips under canvas and running gas turbines off-grid. These are not the actions of companies speculating on future demand. These are the actions of companies already behind on demand that is already here.
Bubbles wait. They build ahead. This is the opposite. The constraint is not demand. The constraint is speed: how fast can you get dirt entitled, permitted, and ready to build on?
That is the alpha mindset for landowners and investors right now. Not arguing about whether AI is a bubble. Taking action and getting your dirt in the path of people who are already scrambling.
If they can’t keep up with demand, there is no bubble. There's only a line. Get in it.

Action Steps This Week
-
Get Visible to the People Who Are Scrambling. Site selectors for hyperscale data center projects are actively working secondary and tertiary markets right now. They are not waiting for listings to appear. They are calling brokers, knocking on doors, and pulling county records. If you own large acreage near a substation or fiber corridor and nobody knows about it, that is not a market problem. That is a visibility problem. Call a data-center-focused broker this week and make sure your land is on someone’s radar.
-
Remove One Entitlement Obstacle This Week. The gap between a tent and a real building is time and permits. If you are sitting on land that could attract this kind of demand, the question is not whether to move. It is what is in the way. Identify the single biggest entitlement obstacle on your best parcel. Pre-submittal meeting, zoning change, environmental study, whatever it is. Schedule the next step. Every month of lead time you create now is money when demand shows up at your door.
-
Stop Debating the Bubble and Start Tracking the Demand. Pull up the data center pipeline for your state or region. CBRE, JLL, and Colliers all publish it. Find out which markets are absorbing demand and which ones still have room before institutional capital prices out the opportunity. Then ask: do I have, or can I find, land in one of those corridors? The conversation happening in LinkedIn comments and CRE conferences is about whether AI is a bubble. The conversation happening in site selector offices is about where to build next. Be in the second conversation.
Small steps compound. The companies building under canvas and renting from rocket companies have already told you everything you need to know about where demand is going. The only question is whether your dirt is in the way when it gets there.
Here's to building your success, one step at a time...
